Central Atlanta Progress and the Atlanta Downtown Improvement District (CAP/ADID) are leading efforts for a proposed 14-acre highway cap park over Atlanta’s I-75/I-85 Downtown Connector. The Stitch will create urban greenspace and development sites, deliver a vibrant public realm with interconnected open spaces, leverage access to an adjacent MARTA heavy rail station, and repurpose underutilized real estate assets in the heart of the city. As pre-development advisors, DaVinci Development completed technical and financial feasibility studies that proved the project viability on all fronts, including analyzing adjacent properties to understand the significant development impacts of the project and potential value capture financing strategies. In addition, the team delivered an Implementation Plan roadmap for project financing, program government, agency approvals, delivery options, and stakeholder engagement. With this Implementation Plan in hand, CAP/ADID is poised to seek community input, support, and champions to advance the project.

In November 2021, the Stich was awarded a $900,000 planning grant from the Department of Transportation’s Rebuilding American Infrastructure with Sustainability and Equity program.

By focusing on extensive investigation, and mitigating risks and executability, the DaVinci Development team has provided a solid business case and Implementation Plan to ensure The Stitch is ready for further study to move this ambitious project closer to becoming a reality.
