Agnes Scott College, a nationally recognized liberal arts college in Decatur, Georgia, engaged DaVinci Development Collaborative to provide development advisory services to evaluate future campus opportunities and align long-term asset strategies with institutional priorities.

Guided by DaVinci’s five-step advisory framework – Discover, Dialogue, Define, Determine, and Decide – the engagement began with a comprehensive review of existing campus plans, neighborhood dynamics, and market conditions. The team conducted research, precedent analysis, and stakeholder engagement to identify key drivers of value and long-term campus positioning opportunities.

Through structured dialogue with college leadership and stakeholders, DaVinci facilitated a visioning process to articulate “True North” principles – a framework used to evaluate potential redevelopment scenarios and measure long-term success. The team then developed and analyzed alternate conceptual visions, testing each through a rigorous financial and market lens.

The engagement culminated in a defensible business case and feasibility roadmap outlining recommended strategies, phasing considerations, and implementation priorities. The result positioned Agnes Scott College to thoughtfully leverage its assets while preserving its academic mission and strengthening its connection to the surrounding Decatur community.
