First Presbyterian Church, located in the heart of Uptown Charlotte, NC, has owned 2.4 acres of real estate at the corner of West Trade and Poplar Streets in Center City, Charlotte, since 1984. The parcel is currently used as surface parking for the Church. In 2016, the Church engaged DaVinci Development to help determine the highest-and-best use development program for their site by defining a development program to help revitalize their community and mission-based vision.
After conducting a detailed market analysis, guiding principles for the project were created based on more than 50 stakeholder interviews and outreach with more than 300 Church and community members. Alternative scenarios for highest and best use, massing studies and financial analysis were created as part of a comprehensive conceptual vision and implementation plan. The vision for the proposed project includes a variety of senior, affordable, and market-rate housing as well as creative office space to serve nonprofit startups and entrepreneurs. Indoor and outdoor flexible event spaces have been imagined, providing unique places to serve not only the Church but to create places where the community can come together to discuss and celebrate today's pressing issues. DaVinci Development conducted a detailed financial and feasibility analysis for the urban senior housing component as part of this project.
