Built in 1897 and standing at 11-stories tall, the Flatiron building is Atlanta's oldest skyscraper and a National Historic Landmark. The building presented an enormous opportunity for redevelopment as it is located in the heart of Downtown Atlanta within walking distance of several organizations and amenities. DaVinci Development was contracted by Lucror Resources to help re-position the building as a modern office building and innovation hub, complete with coworking and social spaces - while restoring and maintaining the historical integrity the architecture had to offer.
The DaVinci Development team prides itself on taking on a diverse set of projects, especially those that require more diligent research and creative solutions. Flatiron presented unique challenges with funding as it had a very high renovation and preservation costs and utilized new market tax credits, grants, historic tax credits, as well as tax allocation district funds. DaVinci Development was crucial in creating and fostering a high-end office culture while assuring the capital costs and cash flows were balanced.
The project was completed in 2016, and today it is affectionately known as "FlatironCity" and is a thoroughly modern space for creators, entrepreneurs, and innovation. Plus, it is home to a Microsoft Innovation Center, the Atlanta Women's Entrepreneurship Initiative, and a host of dynamic independent and small businesses. In 2017, the Atlanta chapter of the Urban Land Institute awarded the project it's highest honor, Project of the Year.
